A comprehensive development plan for 311 villages under the Chhatrapati Sambhajinagar Metropolitan Region Development Authority is set to be prepared, with serious consideration to future transport needs such as metro and road infrastructure, informed metropolitan and divisional commissioner Jitendra Papalkar.
The authority covers a total of 311 villages across five tehsils. Work is currently underway to survey physical, social, and economic infrastructure in these villages and to prepare present-condition maps. Soon, a detailed development plan for the entire region will be finalised, including land reservations for social infrastructure.
Private builders likely option in growth centre
A growth centre is planned to be developed at Cidco Waluj Nagar-3 through the authority. Since it is not feasible to provide direct monetary compensation for land acquisition, the option of reservation accommodation through private builders is being considered.
Discussions are ongoing regarding land acquisition through Transfer of Development Rights (TDR) and inclusive reservation mechanisms. At present, cash compensation is not viable, making TDR a preferred alternative. Additionally, referring to the pass-through (PPP) model implemented in MMRDA, the authority is also considering involving private developers for land acquisition and development, provided there is consent from farmers, Papalkar added.
