Mumbai: BMC Seizes 18 Chandivali Properties Over Rs 178.64 Crore Tax Dues, Warns of Auction

Mumbai: The Brihanmumbai Municipal Corporation (BMC) has initiated a strict crackdown on a realty Company, seizing 18 properties in Chandivali over an outstanding property tax of Rs178.64 crore. The civic body has warned that if the dues are not cleared within 21 days, the properties will be auctioned.

The BMC’s Assessment and Collection Department took action after repeated notices and follow-ups were ignored by the company. These properties include land plots, residential and commercial buildings, and industrial units. As part of its drive against major tax defaulters, the BMC has been issuing seizure and auction notices under Sections 203, 204, 205, and 206 of the Mumbai Municipal Corporation Act.

Following the latest action, BMC officials have pasted seizure notices on all 18 properties of a realty company in Sangharsh Nagar, Chandivali. If the outstanding amount is not settled within 21 days, BMC will seize movable assets from these properties and initiate an auction.

The civic body has also referred to a Bombay High Court interim order (Petition No. 2592/2013), stating that if tax dues remain unpaid, the properties themselves may be auctioned.

With this move, the BMC has intensified its crackdown on property tax defaulters, ensuring that outstanding revenues are recovered to fund essential civic projects in Mumbai.

BMC’s Aggressive Tax Recovery Drive

For the financial year 2024-25, the BMC has set a property tax collection target of Rs 6,200 crore. So far, it has recovered Rs 4,823 crore, leaving a shortfall of Rs 1,377 crore to be collected by March 31, 2025. The administration has warned that strict action, including property seizures and auctions, will continue against defaulters who fail to clear their dues despite having the financial capacity.
