For countless residents, securing a comfortable living space remains difficult. Recent activity on social media has once again spotlighted this struggle. An Instagram video shared by the handle @jayantikaa showcased a seemingly neat, furnished apartment in Mumbai that stood out for its extremely compact dimensions. What shocked viewers was its design, with the kitchen placed directly opposite the bathroom. The video claimed the flat costs Rs 1.25 crore, though Lokmat Times could not independently confirm this information.

The Instagram post read, “Mumbai real estate feels like a massive social experiment at this point.” The clip rapidly gained traction online, triggering widespread reactions from social media users. Alongside the viral attention, the post reignited conversations around Mumbai’s larger housing crisis. With scarce land availability and consistently high demand, property prices in the city continue to soar. Several users expressed empathy for middle-class families grappling with unaffordable housing, while others argued that policy-level intervention is urgently required. The discussion reflected growing frustration over shrinking living spaces, rising costs, and the widening gap between income levels and real estate prices in India’s most expensive urban market.

One user said, “Bathroom looks as big as the hall.” Another pointed out, “They are selling 1RK as 1 BHK.” The apartment’s unusually small size and questionable layout quickly became a focal point for online criticism. One user commented, “Government should fixed the rate with area wise. Otherwise builder will ask any amount due to which common people unable to purchase.” Another wrote, “Matchboxes can hold more sticks.” These remarks highlighted public anger over unchecked pricing and creative classifications used by developers, which many believe mislead buyers while offering minimal living comfort at premium rates.

Despite widespread criticism, a section of users acknowledged that the flat’s price might still be considered comparatively reasonable by Mumbai standards. One user observed, “Quiet big actually. In Mumbai getting something under 2cr is also difficult these days.” This comment reflected the harsh reality of the city’s property market, where even extremely small homes are often priced beyond the reach of average earners. For many prospective buyers, affordability has become relative, with expectations adjusted downward due to persistent inflation in housing costs.

At the same time, one user highlighted that the issue is not just size but functionality. The user explained, “The issue here isn't the size; it’s the lack of functional flow. Even with limited square footage, a good layout should prioritize movement and light. This design creates unnecessary bottlenecks and awkward corners that make the space feel claustrophobic rather than cozy. It’s a classic case of a bad floor plan, making a small space feel even smaller.”
