Chhatrapati Sambhajinagar:

The government has approved implementing the Gunthewari Act within the jurisdiction of the Chhatrapati Sambhajinagar Metropolitan Region Development Authority (CSMRDA). Henceforth, no registration of plots—whether mapped or not—should be carried out unless the concerned planning authority has regularised them. All sub-registrars have been directed by Divisional Commissioner and CSMRDA Metropolitan Commissioner Dilip Gawade to strictly follow the provisions of the Maharashtra Gunthewari (Regulation) Amended Act, 2021.

There are 313 villages under the authority’s jurisdiction. For any construction in these areas, a Non-Agricultural (NA) permission and layout approval from the authority is mandatory. Due to widespread unauthorised constructions, the government has now permitted the implementation of the Gunthewari Act in the CSMRDA area, paving the way for the regularisation of such constructions.

Curb on unauthorised plot sales

Unauthorised constructions have led to unplanned urban sprawl, and as settlements grow, roads in these areas remain narrow. This poses serious risks in emergencies, as fire brigades, municipal vehicles, police squads, ambulances, and others may find it difficult to access such areas. Therefore, all sub-registrars have been instructed not to register plots lacking approved layout or sanctioned plans unless regularised by the planning authority. This step will help in bringing unauthorised plots under regulation and control illegal plot sales, as emphasised by the Commissioner.
