Mumbai MHADA to Sell 120 Flats in Malad, Kandivali and Andheri on First-Come, First-Served Basis
The Maharashtra Housing and Area Development Authority (MHADA) has announced the sale of 120 flats in Mumbai on a first-come, first-served basis. The housing authority made the announcement on Monday, February 2, with prices ranging from Rs 38 lakh to Rs 8 crore.
The flats are located in Malad, Kandivali, Andheri, Charkop, Shimpoli, Antop Hill, Wadala, Powai, Mankhurd, Ghatkopar, Vikhroli, Byculla, Tardeo, Lower Parel, Sion and Juhu. These units were earlier offered through the lottery system but remained unsold and have now been opened for direct sale.
How to Apply for MHADA Flats?
The application process will begin on February 5, 2026, on MHADA’s official portal, bookmyhome.mhada.gov.in. Interested buyers can register by submitting the required details. Submission of online applications, payment of the security deposit and application fee, along with the option to select a flat, will begin on February 12, 2026. Once a flat is finalised, the applicant must pay 10 per cent of the sale price within 48 hours.
Eligibility and Documents Required
MHADA has stated that applicants must be at least 18 years old on the date of filling the online form and must be Indian citizens.

Unmarried applicants must upload their Aadhaar and PAN cards. Married applicants must submit the Aadhaar and PAN cards of both spouses. A decree certificate is mandatory for allotment.
Application Process
After paying the 10 per cent security deposit, applicants will be able to access the “Book My Home” option to select a flat by choosing the wing or building number, flat number or floor. If the flat is available, applicants can finalise the choice and must pay 10 per cent of the sale price within 48 hours. MHADA will then issue a temporary online offer letter for payment of the remaining amount.
If an applicant fails to pay the 10 per cent amount within 48 hours of selection, the claim on the flat will be cancelled and the entire security deposit will be forfeited. Those opting for a housing loan must upload a pre-sanction letter from their financial institution. After verification, MHADA will issue a No Objection Certificate (NOC) through the applicant’s login.
Once the full flat price and stamp duty are paid, the allotment and possession letters will be issued.
