Fake ownership claims, crores in land fraud in a single day

Using forged documents and fake signatures of the original owners, multiple plots of land were fraudulently sold, resulting in ownership disputes worth crores. On Thursday, two cases were filed at Satara and City Chowk police stations, linked to lapses in the Revenue and Sub-Registrar offices.
The original owner, Nandu Mule (74, Warud kazi), held 0.83 acres in Survey No. 41. Planning to buy land in Mhajola, Paithan tehsil, he put the plot up for sale. In November 2022, he sold it to Sattar Khan and Naresh Kachkure for Rs 96.8 lakh, and the transaction was registered officially without objections. On 16 January 2025, Sattar Khan and Kachkure resold the same land to Anil Sanap, Bharat Kale, and a doctor. When registering, objections arose. Meanwhile, Narayan Khose (Mukundwadi), Arun Kokate (N-2), and Vijay Pawar (Vijaynagar) claimed they had purchased the land for Rs 1.03 crore from Mule, submitting forged documents showing a Rs 20 lakh advance and a fake agreement dated 1 September 2022. Mule filed a complaint, and police sub-inspector Bhagwat Muthal is investigating. Similarly, a single plot in Gangapur Jahangir was sold to two parties over three years. adv Harshal Shinde (47, Shivjyoti Colony, N-6) and Sudhakar Sasane (47, Navnath Nagar) were named in a case at Satara police station. Shekhar Garandwal (34, Garkheda) had agreed to buy a 1,363.90 sq m plot from Sasane for Rs 5 lakh. While the land was recorded under Bhojiram Lalu Jadhav, the mutation was under Shinde’s name. On 21 April 2025, Shekhar completed the purchase and obtained layout approval. Later, it was revealed that Shinde had already registered the same land under Mahesh Ratnaparkhi on 3 January 2023. Police sub-inspector Nandkumar Bhandare is investigating this fraud.
