Rents in the city have remained stagnant for two years as migration slows and the water crisis continues to grip residents. The much-anticipated industrial boom in the Shendra-Bidkin DMIC region has yet to take off, dampening rural-to-urban migration.

With fewer job transfers and limited demand for housing, tenants find relief in stable rental prices. However, some landlords have inserted annual rent hike clauses into contracts, making exceptions to the trend.

Meanwhile, the drinking water crisis remains unresolved, adding to the concerns of city dwellers. Despite investments and promises of development, real change is yet to be seen.

Water scarcity remains a major issue

Water is supplied every five to seven days in some areas, while many households still lack connections despite pipeline expansion. Nearly half the city depends on borewells and tankers, worsening the crisis. Limited job transfers and no new industries have slowed migration, keeping rents stable for two years. "Reduced migration and water issues have kept the rental market steady, though some landlords with fixed hike clauses have raised rents slightly," says property dealer Amar Thakur.
